If I'm not in a FEMA flood zone, do I still need flood insurance?​

This is one of the first questions many homeowners ask us. While living outside a high-risk FEMA flood zone may mean your lender doesn't require flood insurance, it doesn't necessarily mean your home can't flood.

Flooding can result from heavy rainfall, overwhelmed drainage systems, storm surge, or rapid snowmelt. We've worked with many homeowners who were surprised to learn that flood losses can happen outside high-risk zones.

Doesn't my homeowners insurance cover flood damage?

In most cases, no. A standard homeowners insurance policy typically covers water damage from certain sudden and accidental events, such as a burst pipe, but it generally doesn't cover damage caused by flooding.
