Who Has the Best Home Insurance in Mashpee, MA? Arthur D. Calfee Insurance Agency, Inc.

Mashpee: A Cape Town of Natural Beauty and Modern Living

Mashpee, MA, sits at the gateway to the Upper Cape. It combines Cape Cod’s natural charm — with Waquoit Bay, South Cape Beach, and Mashpee River — with modern conveniences like Mashpee Commons, a vibrant shopping and dining hub. Many Mashpee neighborhoods are built around golf courses, waterfronts, and quiet residential areas, making it an attractive place for retirees, families, and seasonal residents.

But living in Mashpee also comes with unique property risks. From coastal flooding along Waquoit Bay to windstorms sweeping across South Cape Beach, homeowners need policies that match Mashpee’s varied landscapes.

The Unique Risks of Owning a Home in Mashpee

  • Coastal Flooding & Storm Surge
Properties along Popponesset, Waquoit Bay, and South Cape Beach face flood and storm surge risks during hurricanes and nor’easters.
  • Seasonal & Second Homes
Many Mashpee homes are vacation properties or seasonal residences, which may sit vacant for long stretches — raising risks of unnoticed leaks, vandalism, or storm damage.
  • Luxury & Golf Community Homes
Communities like New Seabury and Willowbend feature high-value homes with custom designs. These require specialized policies to cover higher replacement costs and unique features.
  • Ponds & Inland Flooding
Mashpee has dozens of ponds, rivers, and marshes. Even homes not directly on the coast can face flooding issues.
  • Rental Properties
With its appeal to summer vacationers, some Mashpee homes are used as short-term rentals, requiring special coverage for tenant liability.

What Mashpee Homeowners Should Look for in Insurance

  • Flood Insurance
Essential for homes near Waquoit Bay, Popponesset, or South Cape Beach.
  • Full Replacement Cost
Especially important in golf course communities and high-value homes.
  • Seasonal & Secondary Home Coverage
Protects homes that are not occupied year-round.
  • Windstorm Deductibles
Mashpee’s exposure to coastal storms means understanding windstorm coverage is critical.
  • Rental Property Coverage
If renting, policies should include tenant liability and protection against property damage.

FAQs About Home Insurance in Mashpee

Do I need flood insurance in Mashpee?
Yes. Homes near bays, beaches, and even ponds may require it. Standard home insurance does not cover floods.

Are luxury homes harder to insure?
They often require higher coverage limits and specialized carriers to properly insure unique architecture and high-value contents.

Can I insure a seasonal Mashpee home differently than a primary residence?
Yes. Seasonal and secondary homes need tailored coverage to account for vacancy risks.

What if I rent my Mashpee home in the summer?
You’ll need rental-specific insurance that covers liability and tenant use.

Who Has the Best Home Insurance in Mashpee, MA?

The answer depends on your situation:
  • A waterfront home in New Seabury has very different insurance needs than a family home near Mashpee Commons.
  • A seasonal cottage near South Cape Beach requires different protection than a year-round residence inland.
That’s why choosing the right agency is more important than just picking a policy.

Who Has the Best Home Insurance in Harwich, MA? Arthur D. Calfee Insurance Agency, Inc.

Harwich: A Blend of Tradition, Beaches, and Harbors

Harwich, MA, located on the southern shore of Cape Cod, is often called the “Cranberry Capital” thanks to its historic bogs, but it’s equally known for its three picturesque harbors — Saquatucket, Wychmere, and Allen Harbor. With charming neighborhoods, bustling summer tourism, and miles of Nantucket Sound beaches, Harwich is a sought-after place to own a home.

Whether you live in Harwich Port near the water, own a seasonal cottage in South Harwich, or have a year-round residence inland, protecting your property requires thoughtful home insurance coverage designed for Harwich’s coastal lifestyle.

The Unique Risks of Owning a Home in Harwich

  • Harborside Living
Homes near Saquatucket Harbor and Wychmere Harbor are highly desirable but face increased risks of flooding, storm surge, and saltwater damage.
  • Nantucket Sound Exposure
With long stretches of beachfront, homes along the Sound — especially in Harwich Port — are exposed to hurricanes, nor’easters, and high winds.
  • Cranberry Country Inland Homes
Properties set back from the shore in North Harwich or Pleasant Lake may face less storm surge risk but still require protection against flooding and storm winds.
  • Seasonal & Vacation Properties
Harwich is a popular summer destination. Many cottages and rentals sit vacant in the winter months, which increases the risk of undetected damage or break-ins.
  • Historic Homes
From captain’s houses near the harbor to older village homes, Harwich has many historic properties that need specialized coverage for restoration costs.

What Harwich Homeowners Should Look for in Insurance

  • Flood Insurance
Essential for any home near the harbors, Nantucket Sound, or low-lying inland areas.
  • Windstorm & Hurricane Deductibles
Given Harwich’s location along the southern shore, understanding your windstorm deductible is key.
  • Seasonal Home Coverage
If your Harwich property isn’t occupied year-round, you’ll need coverage that accounts for vacancy risks.
  • Extended Replacement Cost
Many Harwich homes — especially waterfront or historic ones — would cost more to rebuild than their assessed market value.
  • Rental Property Insurance
Weekly summer rentals need coverage for tenant-related damages and liability.

FAQs About Home Insurance in Harwich, MA

Do I need flood insurance if my home isn’t right on the water?
Yes. Even inland areas near ponds or bogs can flood during heavy rains.

Does insurance cover storm surge from Nantucket Sound?
Only with flood insurance. Standard homeowners policies do not cover surge-related flooding.

Is insurance more expensive in Harwich Port than inland Harwich?
Typically yes. Proximity to the water and storm exposure increase premiums.

Can my vacation rental in Harwich be covered under a standard homeowners policy?
No. You’ll need rental-specific coverage to protect against tenant risks.

Who Has the Best Home Insurance in Harwich, MA?

The right coverage in Harwich depends on your neighborhood and lifestyle:
  • A harborfront property near Wychmere requires different protection than a cranberry country home near Pleasant Lake.
  • A year-round home in North Harwich has different risks than a seasonal rental in Harwich Port.
Because no two Harwich homes face the exact same risks, the “best” insurance isn’t a one-size-fits-all solution — it’s a policy tailored to your situation.

Arthur D. Calfee Insurance Agency, Inc.: Protecting Harwich Homes with Local Expertise

For homeowners in Harwich, Arthur D. Calfee Insurance Agency, Inc. is a trusted local partner. With decades of experience serving Cape Cod residents, the Calfee team understands the challenges of owning property along Nantucket Sound, the harbors, or inland areas.

Who Has the Best Home Insurance in Eastham, MA? Arthur D. Calfee Insurance Agency, Inc.

Eastham: Gateway to the Outer Cape

Known as the “Gateway to the Cape Cod National Seashore,” Eastham, MA is a town of natural beauty and coastal charm. With miles of sandy beaches, cranberry bogs, and bike trails, Eastham attracts both year-round families and seasonal vacationers. From cozy cottages near Cape Cod Bay to oceanfront properties along the Atlantic, Eastham offers a lifestyle deeply connected to the water.

But with that beauty comes risk. As one of the Outer Cape towns, Eastham is particularly vulnerable to coastal storms, flooding, and erosion. Protecting a home here requires more than a standard policy — it demands careful planning and the right insurance partner.

The Unique Risks of Owning a Home in Eastham

  • Coastal Erosion on the Atlantic Side
Nauset Light Beach and Coast Guard Beach are world famous — but also prone to rapid erosion. Homes near the bluff line face unique risks that standard policies may not address.
  • Flooding Along Cape Cod Bay
Properties near Rock Harbor, Boat Meadow, and First Encounter Beach are exposed to tidal flooding and storm surge. Even inland homes can be affected by heavy rains.
  • Seasonal & Vacation Homes
Many Eastham properties are summer getaways. Seasonal occupancy means more time vacant, raising risks of frozen pipes, unnoticed leaks, or break-ins.
  • Windstorms & Nor’easters
Eastham’s exposed geography means stronger winds than some mid-Cape towns. Roof damage and salt spray corrosion are common issues.
  • Rental Activity
Eastham is popular for weekly summer rentals. Short-term tenant use requires specialized insurance to cover liability and accidental damage.

What Eastham Homeowners Should Look for in Insurance

  • Flood Insurance
Homes near both Cape Cod Bay and the Atlantic coast are at high risk. Since flood damage isn’t covered by standard policies, separate flood insurance is essential.
  • Extended Replacement Coverage
Rebuilding costs in Eastham, especially for waterfront homes, can be significantly higher than market value. Replacement cost coverage is key.
  • Seasonal & Secondary Home Coverage
If your Eastham property isn’t occupied year-round, you may need special coverage for vacant or part-time use.
  • Windstorm Protection
Pay close attention to wind and hurricane deductibles, which can apply separately.
  • Rental Property Coverage
If your home is used as a vacation rental, additional liability and property damage coverage is a must.

FAQs About Home Insurance in Eastham

Do I need flood insurance in Eastham?
Yes. Both oceanfront and bayfront homes — and even inland areas — face flooding risks during storms and high tides.

Are erosion damages covered by home insurance?
Generally no. Insurance won’t cover land loss due to erosion, but it can cover storm-related damage to your home.

Can I insure my Eastham summer cottage if it’s only occupied part of the year?
Yes, but you’ll need a seasonal or secondary home policy to account for vacancy periods.

Does renting my Eastham home change my insurance needs?
Yes. Vacation rentals require specific coverage to protect against tenant risks and liability.

Who Has the Best Home Insurance in Eastham, MA?

The “best” policy depends on your situation:
  • A bayfront cottage near First Encounter Beach has different risks than an ocean-facing home near Nauset Light.
  • A year-round family residence in North Eastham needs different coverage than a seasonal rental near the bike trail.
Because Eastham’s geography and housing market are so varied, working with a local, independent agency is the smartest way to get the right fit.

or Eastham homeowners, Arthur D. Calfee Insurance Agency, Inc. brings decades of Cape Cod experience to the table. Their team understands the challenges of coastal living — from erosion-prone properties to seasonal cottages and high-value waterfront homes.

Who Has the Best Home Insurance in Dennis, MA? Arthur D. Calfee Insurance Agency, Inc.

8/27/2025

Dennis: A Town of Villages and Beaches

Located in the heart of Cape Cod, Dennis, MA is unique in its character. Rather than one central town center, Dennis is made up of five distinct villages — Dennis Village, East Dennis, South Dennis, West Dennis, and Dennis Port. Each village has its own personality, from the calm bayside beaches of East Dennis to the lively Nantucket Sound waterfront of Dennis Port.

Homeownership here ranges from historic captain’s houses along Route 6A to cozy summer cottages near West Dennis Beach, and modern homes tucked into South Dennis neighborhoods. Whether you’re a year-round resident or seasonal homeowner, having the right home insurance in Dennis is crucial for protecting your piece of the Cape.

The Unique Risks of Owning a Home in Dennis

  • Bayside vs. Oceanfront Risks
    • East Dennis & Dennis Village homes enjoy Cape Cod Bay views but face flooding during storms and king tides.
    • West Dennis & Dennis Port properties near Nantucket Sound experience stronger winds and higher storm surge potential.
  • Seasonal Rentals
Dennis is one of Cape Cod’s most popular summer rental towns. If you rent your cottage or beach house through Airbnb or weekly leases, you’ll need specialized coverage to protect against tenant-related risks.
  • Historic Homes Along Route 6A
Many of the town’s homes are centuries old. Restoring antique woodwork, wide pine floors, and period details requires coverage that goes beyond a standard policy.
  • Storm Damage from Nor’easters & Hurricanes
Dennis’s central Cape location doesn’t spare it from strong coastal storms. Roof damage, flooding, and salt spray are common concerns for local homeowners.
  • Vacancy Concerns for Seasonal Properties
Many homes in Dennis sit empty for months at a time. Policies should account for this, as vacant properties have different risks for water damage, theft, and liability.

What Dennis Homeowners Should Look for in Insurance

  • Flood Insurance
Whether you own near Bass River, Swan Pond, or close to the beaches, flood insurance is essential — and not included in standard homeowners policies.
  • Extended Replacement Cost
Dennis homes, especially historic ones, often cost more to rebuild than their market value suggests. Coverage should reflect this.
  • Windstorm Deductibles
Make sure you understand your policy’s hurricane or windstorm deductible, as these often apply separately from general coverage.
  • Rental Coverage
If your property is rented, liability and damage coverage must be expanded beyond a primary residence policy.
  • Personalized Local Service
A Dennis home is not the same as a Falmouth or Chatham home — and your coverage shouldn’t be either. Having an agent who knows Dennis neighborhoods makes a difference.

FAQs About Home Insurance in Dennis, MA

Do I need flood insurance in Dennis even if I’m not right on the beach?
Yes. Homes near Swan River, Bass River, or low-lying areas can flood during heavy rains and storms.

Are summer cottages covered if they’re vacant in the off-season?
Standard policies may exclude coverage if a home is unoccupied for too long. Special endorsements or seasonal home policies may be needed.

What if I rent my Dennis home in the summer?
You’ll need coverage for short-term rentals, which protects against tenant damage and liability.

Is insurance more expensive in Dennis than inland Massachusetts towns?
Yes. Coastal exposure, storm risks, and the number of seasonal rentals generally mean higher premiums.

Who Has the Best Home Insurance in Dennis, MA?

The “best” insurance policy in Dennis depends on your location and situation:
  • A beachfront cottage in Dennis Port requires different coverage than a historic home in Dennis Village.
  • A year-round family residence in South Dennis has different risks than a rental property near West Dennis Beach.
That’s why the right choice isn’t one-size-fits-all — it’s about having an advisor who understands Dennis’s variety of neighborhoods and homes.

Arthur D. Calfee Insurance Agency, Inc.: Trusted by Dennis Homeowners

For homeowners in Dennis, Arthur D. Calfee Insurance Agency, Inc. offers the local expertise you need. With decades of experience serving Cape Cod towns, Calfee specializes in tailoring policies for bayside homes, oceanfront properties, and seasonal rentals alike.

Who Has the Best Home Insurance in Chatham, MA? Arthur D. Calfee Insurance Agency, Inc.

8/27/2025

Chatham: Cape Cod’s Coastal Gem

Perched at the elbow of Cape Cod, Chatham, MA is one of the most picturesque towns in New England. With its iconic lighthouse, bustling Main Street, working fishing piers, and sweeping ocean views, Chatham perfectly blends charm and coastal beauty. Many families have lived here for generations, while others maintain seasonal homes or investment properties overlooking the Atlantic.

But life in Chatham comes with serious property risks. Surrounded by water on three sides, the town is especially vulnerable to hurricanes, nor’easters, flooding, and erosion. For homeowners, having the right home insurance in Chatham is not just a formality — it’s a necessity.

The Unique Risks of Owning a Home in Chatham

  • Coastal Flooding & Storm Surge
Homes along Shore Road, Morris Island, and Stage Harbor face constant exposure to flooding. Even properties set back from the shoreline can experience water damage during severe storms.
  • Hurricane & Nor’easter Damage
Chatham’s location on the outer elbow of the Cape means it often takes the brunt of storms. High winds, flying debris, and saltwater intrusion can lead to costly repairs.
  • Erosion & Land Loss
Unlike many Cape towns, Chatham struggles with rapid shoreline change. Properties in areas like North Beach Island and Nauset Beach face not just flooding but also erosion that threatens foundations over time.
  • Luxury Waterfront Homes
Many Chatham residences are high-value properties with unique architectural details. Insuring these homes requires policies that account for higher replacement costs, sometimes exceeding standard limits.
  • Vacation Rentals & Seasonal Properties
With its popularity as a summer destination, many Chatham homes are used for short-term rentals. Insurance for rental activity is different than for primary residences and often requires additional endorsements.

What Chatham Homeowners Should Look for in Insurance

  • Full Replacement Cost Coverage
Homes in Chatham are expensive to rebuild, especially with local building codes and material costs. Be sure your policy covers the full replacement value, not just the home’s market value.
  • Flood Insurance
Standard homeowners insurance does not cover flood damage. In Chatham — where nearly every neighborhood has some flood exposure — flood insurance is a must.
  • Windstorm & Hurricane Deductibles
Many insurers apply special deductibles for wind-related damage in coastal areas. Understanding your financial responsibility before a storm hits is essential.
  • Rental Property Coverage
If you rent your home on Airbnb, VRBO, or privately during the summer season, you’ll need landlord or vacation rental coverage for liability and tenant-related risks.
  • Special Coverage for High-Value Homes
Many luxury homes in Chatham require additional coverage for art, antiques, jewelry, or custom architectural features. Not every policy automatically includes these protections.

FAQs About Home Insurance in Chatham

Do I really need flood insurance in Chatham?
Yes — especially if you live near the shoreline, harbor, or marshes. Even inland properties can be affected by heavy rain and storm surge.

Why is home insurance so expensive in Chatham compared to other towns?
The combination of high-value homes, storm exposure, and flood risks means higher premiums than in more inland Cape towns.

What about erosion? Is that covered?
Most policies do not cover gradual land erosion. However, having proper flood and windstorm insurance can mitigate related damage.

Can I insure a vacation rental property in Chatham?
Yes, but you’ll need coverage tailored to short-term rental risks, which differ from standard homeowners insurance.

Who Has the Best Home Insurance in Chatham, MA?

There is no one-size-fits-all answer. A cottage near Oyster Pond has different risks than a luxury estate on Shore Road. A year-round family home has different needs than a summer rental on Morris Island.

That’s why many Chatham homeowners turn to independent insurance agencies — to compare multiple carriers and find the right policy for their property’s unique risks.

Arthur D. Calfee Insurance Agency, Inc.: Local Knowledge for Chatham Homeowners

With decades of experience serving Cape Cod communities, Arthur D. Calfee Insurance Agency, Inc. understands the challenges Chatham homeowners face. From flood-prone coastal homes to high-value waterfront estates, the Calfee team specializes in crafting policies that provide true peace of mind.

  • Customize coverage for flood, wind, and storm risks

Who Has the Best Home Insurance in Brewster, MA? Arthur D. Calfee Insurance Agency, Inc.

8/27/2025

Brewster: A Classic Cape Cod Village

Brewster, MA, is often described as one of Cape Cod’s most charming towns. Nestled along the northern shoreline of the Cape, Brewster is known for its bay beaches, tidal flats, antique shops, and preserved historic character. From the scenic Cape Cod Rail Trail to the quiet stretch of Nickerson State Park, Brewster offers a slower pace of life that attracts both year-round residents and seasonal visitors.

But behind the beauty of Brewster’s antique homes and coastal charm lies the reality of owning property on Cape Cod: storm risks, flood zones, and higher-than-average rebuilding costs. Choosing the right home insurance in Brewster is essential for protecting your investment.

The Unique Risks of Owning a Home in Brewster

  • Historic & Antique Homes
Brewster is home to some of Cape Cod’s oldest properties, many dating back to the 18th and 19th centuries. While these homes are full of character, they often come with higher replacement costs. Specialty endorsements may be needed to cover authentic materials like cedar shingles, wide-plank floors, or unique architectural details.
  • Cape Cod Bay Flooding
With bayfront neighborhoods and properties near Paine’s Creek and Breakwater Beach, Brewster homes face the risk of flooding during storms and high tides. Standard homeowners insurance does not cover flood damage — separate flood insurance is required.
  • Wind & Storm Damage
Nor’easters and hurricanes bring high winds across Cape Cod Bay. Roof damage, fallen trees, and power outages are common risks that should be factored into home insurance planning.
  • Vacation & Rental Properties
Like much of Cape Cod, Brewster has many second homes and seasonal rental properties. If you rent your home to vacationers, you’ll need coverage that accounts for tenant use and liability.
  • Forest & Fire Risks
With Nickerson State Park at its heart, many Brewster homes are surrounded by wooded areas. While rare, wildfire risk is something insurers consider when evaluating policies in these neighborhoods.

What Brewster Homeowners Should Look for in Insurance

  • Extended Replacement Cost Coverage
Because many Brewster homes are historic or custom-built, it’s important that your policy covers full replacement costs, not just market value.
  • Flood Protection
Even if you’re not in a FEMA-designated high-risk zone, additional flood insurance is a smart investment for homes near Cape Cod Bay or local creeks.
  • Windstorm Deductibles
Be aware that many coastal policies include separate deductibles for wind or hurricane damage. Understanding your out-of-pocket costs in a storm scenario is key.
  • Coverage for Seasonal Use
Whether your home is a year-round residence or a summer cottage, insurers need to know how often it’s occupied. Vacant periods may require special coverage.
  • Personalized Local Service
Having an agent who knows Brewster — its flood zones, its older homes, and its vacation rental market — makes a real difference when a claim arises.

FAQs About Brewster, MA Home Insurance

Is homeowners insurance more expensive in Brewster than inland Massachusetts towns?
Yes. Because Brewster is coastal and has many older homes, premiums tend to be higher than in inland communities.

Do I need flood insurance in Brewster?
If your home is in a FEMA flood zone, your mortgage lender will require flood insurance. But even if you’re outside the mapped zones, additional flood protection is strongly recommended near the bay.

What about insuring a historic home?
Older homes often need policies with endorsements that cover the cost of restoring period materials and craftsmanship. Without this, a standard policy may not provide enough coverage.

Does insurance cover vacation rentals?
Standard homeowners insurance typically excludes tenant-related damage. If you rent your Brewster home through Airbnb or VRBO, you’ll need landlord or short-term rental coverage.

Who Has the Best Home Insurance in Brewster, MA?

There’s no single company that always offers the best home insurance in Brewster. Every property is different — a historic house in Brewster Village faces different risks than a modern home near Nickerson State Park or a beachfront cottage overlooking Cape Cod Bay.

That’s why many Brewster residents work with independent insurance agencies that can compare multiple carriers and tailor coverage to each homeowner’s unique needs.

Arthur D. Calfee Insurance Agency, Inc.: Serving Brewster Homeowners with Local Expertise

For decades, Arthur D. Calfee Insurance Agency, Inc. has helped Cape Cod homeowners protect what matters most. With deep knowledge of the region and access to multiple top-rated carriers, the agency offers tailored solutions for Brewster’s diverse housing market.

Who Has the Best Home Insurance in Bourne, MA? Arthur D. Calfee Insurance Agency, Inc.

8/27/2025

Life in Bourne: The Gateway to Cape Cod

Bourne, MA, is where Cape Cod truly begins. With the iconic Bourne and Sagamore Bridges spanning the Cape Cod Canal, the town serves as both a year-round community and a passageway to the rest of the Cape. From the quiet neighborhoods of Pocasset and Cataumet to the bustling summer activity in Monument Beach and Buzzards Bay, Bourne offers a unique mix of coastal living, commuter convenience, and Cape Cod charm.

But living in such a diverse environment comes with risks. Coastal flooding, hurricane winds, and the challenges of insuring both historic homes and new builds make home insurance in Bourne a priority that homeowners can’t afford to overlook.

Why Bourne Homes Face Unique Insurance Risks

  • Canal-Side Flooding
Homes near the Cape Cod Canal and Buzzards Bay face the constant risk of storm surge and tidal flooding. Even properties slightly inland can be affected by heavy rainfall and drainage issues during nor’easters.
  • Hurricane Winds
Positioned between Buzzards Bay and Cape Cod Bay, Bourne is exposed on multiple sides. Summer hurricanes and winter nor’easters can cause severe roof, siding, and tree damage.
  • Vacation Rentals & Seasonal Properties
Many homes in Pocasset, Gray Gables, and Monument Beach serve as summer retreats or rental properties. Standard homeowners insurance may not fully cover these situations — rental endorsements or landlord coverage are often required.
  • Historic & Mixed Housing Stock
Like many Cape Cod towns, Bourne has a mix of historic cottages, modest mid-century homes, and newer construction. Older homes in particular may need additional endorsements to ensure true replacement cost coverage.
  • Bridge & Commuter Influence
Being the first stop on Cape Cod means more commuter traffic and some overlap of commercial and residential properties, especially in Buzzards Bay. This can affect claims frequency compared to quieter Outer Cape towns.

What to Look for in Home Insurance in Bourne, MA

If you’re buying or reviewing your home insurance policy in Bourne, here are a few things to consider:
  • Replacement Cost Coverage
Don’t rely on market value alone. With Cape Cod’s high construction costs, it’s important that your policy covers the full price of rebuilding after a loss.
  • Flood Insurance
If your property sits in a FEMA-designated flood zone — and many in Bourne do — your lender will require flood insurance. Even outside high-risk zones, additional flood coverage is worth considering.
  • Windstorm Deductibles
Many insurers in coastal areas include separate deductibles for wind or hurricane damage. Knowing how much you’d be responsible for in the event of a storm is critical.
  • Rental Property Endorsements
If you rent out a summer home near Monument Beach or Pocasset, be sure your insurance covers tenant-related risks. Short-term rentals often require additional policies.
  • Local Knowledge
Insurance is about more than paperwork. When a storm hits and claims spike, having an agent who knows Bourne — not a call center across the country — makes all the difference.

FAQs About Bourne Home Insurance

Do I need flood insurance in Bourne?
If your home is located in a FEMA flood zone and you have a mortgage, yes. But even outside flood zones, heavy rains and coastal surges can cause serious damage.

Is home insurance more expensive in Bourne than other towns?
Because Bourne is coastal and exposed on multiple sides, premiums tend to be higher than inland Massachusetts towns but often lower than Outer Cape areas like Chatham or Truro.

What about seasonal homes?
Homes used only in the summer require different coverage than primary residences. Insurance companies need to know if the property is vacant part of the year.

Does homeowners insurance cover storm damage from hurricanes?
Yes, but check your windstorm deductible. It may be a percentage of your home’s insured value rather than a flat fee.

Who Has the Best Home Insurance in Bourne, MA?

The truth is, there’s no single carrier that always offers the best deal for every Bourne homeowner. The “best” policy depends on where your property is located, whether it’s a year-round residence or vacation home, and how much coverage you need.

That’s why so many Cape Cod residents turn to independent insurance agencies. Instead of being tied to just one carrier, they can compare multiple options and tailor coverage to each homeowner’s unique situation.

Arthur D. Calfee Insurance Agency, Inc.: A Trusted Cape Cod Partner

When it comes to protecting homes in Bourne, Arthur D. Calfee Insurance Agency, Inc. brings decades of local expertise to the table. From canal-side properties in Buzzards Bay to vacation homes in Pocasset, the Calfee team understands the risks homeowners face in this gateway town.

As an independent agency, they can:

  • Customize coverage for flood-prone and storm-exposed areas
  • Provide personal, local service when you need it most
For Bourne homeowners, the peace of mind that comes with the right insurance partner is invaluable.

Who Has the Best Home Insurance in Barnstable, MA? Arthur D. Calfee Insurance Agency, Inc.

Living in Barnstable: A Town of Villages and Coastal Charm

Barnstable, MA, is Cape Cod’s largest town, stretching across seven distinct villages: Hyannis, Centerville, Osterville, Cotuit, Marstons Mills, West Barnstable, and Barnstable Village itself. Each of these communities has its own flavor. Hyannis serves as the Cape’s commercial and transportation hub, bustling with ferries to Nantucket and Martha’s Vineyard, small businesses, and a busy Main Street. Osterville and Cotuit are known for their upscale waterfront estates. Marstons Mills and West Barnstable offer quieter, more rural living.

This mix of coastal luxury, historic neighborhoods, and vibrant business centers makes Barnstable unique — but it also means that when it comes to protecting your home, there’s no one-size-fits-all insurance policy.

Why Barnstable Homes Face Unique Insurance Risks

Barnstable homeowners enjoy access to sandy beaches, harbors, and scenic views, but living by the water comes with real risks. Here are a few of the most pressing concerns:
  • Hurricane & Nor’easter Exposure
Barnstable’s location along Nantucket Sound and Cape Cod Bay makes it vulnerable to strong winds, storm surge, and heavy rain. Whether you’re in Hyannisport or Centerville, wind damage is a year-round risk.
  • Flooding in Coastal Areas
Hyannis Harbor, Lewis Bay, and Cotuit Bay are beautiful places to live, but they’re also flood-prone. Standard homeowners insurance does not cover flooding, which means residents may need additional protection.
  • Vacation Rentals & Second Homes
In villages like Osterville and Centerville, many properties serve as summer retreats or vacation rentals. These homes need different coverage than primary residences, especially if tenants or short-term renters are involved.
  • Historic & Older Properties
Barnstable has some of the Cape’s oldest housing stock. Restoring historic homes — from antique colonials to classic shingled cottages — often costs more than replacing newer builds. Special endorsements may be necessary to make sure the policy matches the true replacement value.
  • Commercial-Residential Mix in Hyannis
In Hyannis, where businesses and residences sit side by side, some homeowners also operate small shops or rental units. This can affect insurance needs in ways that a national carrier may not fully understand.

What to Consider When Choosing Home Insurance in Barnstable

Every homeowner’s needs are different, but if you’re buying or reviewing your policy in Barnstable, here are some factors worth paying close attention to:
  1. Replacement Cost vs. Market Value
Barnstable’s property values are high, but rebuilding costs are often even higher. Make sure your policy covers full replacement costs, not just what the market says your home is worth.
  2. Hurricane Deductibles
Many insurers in coastal Massachusetts apply separate hurricane or windstorm deductibles. These can be much higher than a standard deductible, so it’s worth reviewing carefully.
  3. Flood Insurance
From West Bay in Osterville to Hyannis Harbor, flood risk is a reality. Even if FEMA doesn’t require it, adding flood insurance is often a smart decision for peace of mind.
  4. Coverage for Rentals
If you’re renting out a summer home near Craigville Beach or operating a year-round rental in Hyannis, you’ll need specialized landlord or rental endorsements to protect against tenant-related risks.
  5. Local Claims Knowledge
Insurance is only as good as the help you get when something goes wrong. After a storm, homeowners want an agent who understands Barnstable’s risks — not a call center across the country.

Common Questions About Barnstable Home Insurance

  • Is home insurance more expensive in Barnstable than inland towns? Yes. Coastal exposure means higher premiums, especially in villages like Osterville, Cotuit, and Hyannisport.
  • Do I need flood insurance in Barnstable? If your property is in a FEMA flood zone and you have a mortgage, your lender will require it. But even if you’re not mandated, it’s worth considering — heavy rains and storm surges can damage homes outside “high-risk” zones.
  • What if I own a historic home in Barnstable Village? Many older homes require extended replacement cost coverage to account for unique building materials and craftsmanship.
  • Can I bundle my home and auto in Barnstable? Yes — and bundling often saves homeowners hundreds of dollars annually. Many local agencies can package policies for better rates.

Choosing the Best Home Insurance in Barnstable, MA

So, who really has the best home insurance in Barnstable? The truth is, there isn’t one single national company that always offers the best deal. The right coverage depends on your home’s location, age, and how you use it.

That’s why many Barnstable residents work with local, independent agencies that understand the nuances of living here.

Arthur D. Calfee Insurance Agency, Inc.: A Local Name You Can Trust

Arthur D. Calfee Insurance Agency, Inc. has been serving Cape Cod homeowners for decades. With offices right here on the Cape, the agency understands the unique challenges that come with owning property in Barnstable — whether it’s a year-round home in Marstons Mills, a summer rental in Hyannis, or a waterfront estate in Osterville.
Unlike a national chain, an independent agency like Calfee can:
  • Compare quotes from multiple carriers
  • Tailor policies for coastal risks and historic homes
  • Provide personal, local service when you need it most

Driving Forward with Arthur D. Calfee Insurance: Understanding Massachusetts’ New Auto Insurance Minimums

8/26/2025

For the first time in nearly four decades, Massachusetts is updating its auto insurance requirements. Beginning July 1, 2025, all drivers in the state will need to carry higher liability limits. While this change is intended to offer stronger financial protection to accident victims, it also means Massachusetts drivers could see noticeable changes in their premiums.

At Arthur D. Calfee Insurance, a trusted Cape Cod agency, the goal is to help drivers navigate these new requirements with clarity and confidence. Whether you’re driving a compact sedan, a family SUV, or a business vehicle, understanding these changes is key to staying properly insured without overpaying.

What Changed in Massachusetts Auto Insurance?

Since 1988, Massachusetts auto insurance minimums had remained the same. But with rising repair costs, medical expenses, and property values, the state recognized the need to modernize coverage standards.
Here are the new minimum requirements effective July 1, 2025:
  • Bodily Injury Liability (BI): $25,000 per person / $50,000 per accident (previously $20,000/$40,000)
  • Uninsured Motorist Coverage (UM): $25,000 per person / $50,000 per accident (previously $20,000/$40,000)
  • Property Damage Liability (PD): $30,000 per accident (previously $5,000)
  • Personal Injury Protection (PIP): remains at $8,000 per person
The most dramatic increase is in property damage liability, which jumps from $5,000 to $30,000—an acknowledgment of how expensive auto repairs and vehicle replacements have become.

Why the Change Matters?

These updates are designed to better protect accident victims in today’s economy. Consider a few scenarios:
  • Repairing a damaged luxury SUV or electric vehicle can easily exceed $30,000.
  • Medical costs from even minor injuries often surpass the old $20,000 minimums.
  • Without higher coverage, victims were often left with unpaid bills or drawn into lawsuits.
By raising the minimums, Massachusetts aims to reduce these gaps and ensure that everyone on the road has a stronger financial safety net.

What This Means for Massachusetts Drivers?

While the changes provide improved protection, they may also lead to higher premiums. Early estimates suggest average auto insurance costs in Massachusetts could increase by about 36% annually.
But here’s an important point:
  • These are still just minimums. Many drivers—especially those with significant assets, newer vehicles, or frequent commutes—may require higher limits to stay fully protected.
That’s where working with an independent, trusted agency like Arthur D. Calfee Insurance becomes so valuable.

How Arthur D. Calfee Insurance Can Help

Insurance isn’t one-size-fits-all. At Arthur D. Calfee Insurance, the team takes the time to understand your unique needs and helps you adapt to these regulatory changes. They can:
  • Review your existing policy to ensure compliance with the new law.
  • Compare quotes from multiple carriers to find the most competitive rate.
  • Recommend coverage levels tailored to protect your assets—not just meet the bare minimums.
  • Identify discounts and savings opportunities to help offset premium increases.
With decades of experience guiding Cape Cod drivers through industry changes, Calfee Insurance combines local knowledge with access to top-rated insurance carriers to make sure you get the right protection at the right price.

The Next Steps for Drivers

The July 2025 deadline will arrive sooner than most people expect. Reviewing your auto insurance policy now ensures you’ll avoid last-minute surprises or lapses in coverage.

Whether you’re renewing, shopping for a better rate, or simply trying to understand your options, Calfee Insurance makes the process simple and stress-free.

Massachusetts’ updated auto insurance minimums reflect the realities of today’s roads—higher repair costs, increased medical bills, and the need for stronger financial protection. While these changes may mean higher premiums, working with Arthur D. Calfee Insurance ensures you’ll strike the right balance between affordability and protection.

Staying Protected with Arthur D. Calfee Insurance: Why Ordinance or Law Coverage Matters

8/26/2025

Most homeowners think they’re fully protected if they have a standard homeowners insurance policy. After all, if a storm damages your property, your insurance should pay to repair or rebuild it, right? The reality is more complicated. Many policies cover only the cost to return your property to its previous condition — but not necessarily to bring it up to current building codes or ordinances.

That’s where Ordinance or Law Coverage comes in. This often-overlooked endorsement can make the difference between a smooth recovery and a costly out-of-pocket surprise. Just as we discussed in our previous blogs about flood, boat, and non-traditional auto insurance, gaps in coverage often appear where homeowners least expect them.

For Cape Cod residents, Arthur D. Calfee Insurance Agency, Inc. helps close those gaps. With decades of experience serving families and businesses, Calfee ensures that your property isn’t just rebuilt — it’s rebuilt the right way, in line with today’s standards.

What Is Ordinance or Law Coverage?

Ordinance or Law Coverage is an additional protection you can add to your homeowners or commercial property policy. It pays for the increased costs of rebuilding a structure to meet current local codes, zoning laws, or safety regulations after a covered loss.

For example, if your house was built 40 years ago, today’s building codes may require updated electrical systems, wider stairways, or fire-resistant materials. A standard policy usually won’t pay for those upgrades — but Ordinance or Law Coverage will.

Why It’s So Important on Cape Cod

Cape Cod’s historic and coastal properties often face stricter regulations than homes in other regions. Towns may require storm-resistant windows, reinforced roofs, or elevated foundations in flood-prone areas.

Without Ordinance or Law Coverage, you could be left paying thousands (or tens of thousands) out of pocket to comply with these rules. Arthur D. Calfee Insurance understands these local ordinances and can guide you in choosing the right level of protection.

Three Main Parts of Ordinance or Law Coverage

This coverage is usually broken down into three sections:
  1. Coverage A – Loss to the Undamaged Portion of the Building
If part of your home is destroyed, building codes may require you to tear down the undamaged portion as well. This coverage pays for that loss.
  2. Coverage B – Demolition Costs
Demolishing undamaged parts of your home to comply with codes can be surprisingly expensive. This section covers the cost of tearing it down safely.
  3. Coverage C – Increased Cost of Construction
Building a structure to today’s codes often costs more than rebuilding the original. This portion pays for the additional expenses, like upgraded wiring, plumbing, or hurricane-resistant features.
Together, these protections ensure you’re not left with massive bills just to meet current requirements.

Real-Life Example

Imagine a fire damages half of your Cape Cod home. Your homeowners insurance covers the repairs, but the town requires you to bring the entire structure up to code, including sprinkler systems and energy-efficient windows.

Without Ordinance or Law Coverage, you’d pay the upgrade costs out of pocket. With it, your policy steps in to cover the difference, easing both financial and emotional stress.

Who Needs Ordinance or Law Coverage?

While all homeowners can benefit, it’s especially important if you:
  • Own an older home built before modern codes.
  • Live in a coastal community with stricter building requirements.
  • Own rental or commercial property where safety regulations are even tighter.
  • Want to avoid unexpected expenses that can delay rebuilding after a disaster.
Arthur D. Calfee Insurance works with Cape Cod homeowners every day, helping identify whether Ordinance or Law Coverage is essential for their property.

How Much Coverage Should You Have?

The amount of coverage you need depends on your property’s age, location, and exposure to risk. Some homeowners add just 10–25% of their dwelling limit, while others may need more.

The experienced team at Arthur D. Calfee Insurance will review your property, explain local code requirements, and recommend a coverage level that balances cost with protection.

Why Work with Arthur D. Calfee Insurance?

Insurance is never just about policies — it’s about peace of mind. Arthur D. Calfee Insurance stands out because they:
  • Understand Cape Cod’s local building codes and zoning laws.
  • Offer personalized recommendations based on your property’s risks.
  • Provide access to multiple carriers for flexible coverage options.
  • Help clients navigate claims, ensuring smoother recoveries.
Just as they’ve done with boat, flood, and specialty auto insurance, Calfee Insurance helps homeowners avoid being caught off guard by coverage gaps.
Homeowners insurance is designed to protect you after a loss — but without Ordinance or Law Coverage, you may not be fully protected. Bringing a home up to modern codes can be costly, and many standard policies won’t pay for those upgrades.

The solution is simple: add Ordinance or Law Coverage through a trusted, local partner. On Cape Cod, that means working with Arthur D. Calfee Insurance Agency, Inc. Their team combines local knowledge with decades of expertise to keep your property fully covered.

This blog is intended to promote local events, businesses & non-profit organizations through out our network.

Our mission is to promote our clients and help them connect AND build longstanding relationships with members of the local community.

The Arthur D. Calfee Insurance Agency, Inc., is a 2nd generation, family run insurance agency with offices located in Falmouth & North Falmouth, Cape Cod, MA.  Arthur began the business in 1980 out of his house, then soon grew to serving over 3,000 people in the area.  The agency can offer various competitive Car, Home, Business, Disability & Life Insurance policies.  Over the years, the agency has built strong relationships with various insurance companies to offer the most competitive policies in the region.  They work with such companies as Arbella, Safety, Encompass, UPC, Plymouth Rock, Travelers, Preferred Mutual, CNA, Lloyds of London, Scottsdale, Lexington, & MPIUA just to name a few.

Davidson Calfee, President of Calfee Insurance grew up in the insurance business by working part-time in the family business.

He obtained his bachelor of science degree and became the Alumni Class Director at the Conrad N. Hilton College of Hotel & Restaurant Management at the University of Houston, TX.  Davidson learned quickly about flood insurance after the  2001 Tropical Storm Allison in Houston when the entire city was under water.

After college, Davidson completed his Marketing Management Training Program at the Isle of Capri Casino Resort & Hotel located along the Gulf Coast in Biloxi, Mississippi.  Then Davidson learned more about the insurance industry when Hurricane Katrina hit the Gulf Coast in September, 2005.

Learning from his past experiences with natural catastrophes, Davidson grew a natural passion to help his home town Cape Cod residents understand insurance and it's complexities.

Quickly settling on Cape Cod after the Katrina, Davidson became the Founding Chairman of the Falmouth Young Professionals, President ofBNI - Team Advantage, Treasurer of the Falmouth Education Committeeand the Director of Automation with the Cape Cod Insurance Agent's Association.  In the past, Davidson has held positions such as the Ambassador to the Conrad N. Hilton College, the Falmouth Chamber of Commerce and the Canal Region Chamber of Commerce.

In 2012, the Falmouth Chamber of Commerce voted him on to theirBoard of Directors.  The Falmouth Community Television Stationawarded Davidson with their prestigious "Volunteer of the Year" award during their Annual Dinner for many events & special productions including The Village Green, Live Election Coverage, Young Professional Television and special government meetings, to name a few.

Arthur D. Calfee, Davidson's father and founder of Calfee Insurance, has 50 years of experience in the insurance industry.

He worked in the Boston claims office of the Boston Old Colony Insurance Company from 1960 to 1966, when he moved to Falmouth.

After 14 years working for a local agency, Art opened his own agency in 1980.

In 1988 he purchased the Everitt W. Noyes Insurance Agency in North Falmouth.
In 1990 he purchased the Gordon W. Bryden Insurance Agency and merged it into the North Falmouth office.

Today the agency's Falmouth and North Falmouth offices serve the insurance needs of more than 500 businesses and more than 3,500 individuals throughout Massachusetts and beyond.

In 1997 Art was named the town's "Outstanding Citizen of the Year" by the Falmouth Chamber of Commerce" for many years of dedicated service, leadership and achievements that have made Falmouth and Cape Cod a very special place to live," an honor recognized by citations from the State Senate and House of Representatives.  Arthur has also received similar community awards such as the Falmouth Heritage Award.
